January 2026 reflects a housing market that is adjusting rather than slowing down. Overall inventory levels decreased, keeping the single-family market relatively balanced, while condo and townhome inventory remains higher and gives buyers more options. Pending sales increased across most property types, which typically signals stronger closed sales in the months ahead.

New data from Florida Realtors® shows that thousands of new residents continued to relocate to Sarasota and Manatee counties in 2025, reinforcing the region’s appeal to people from across the country and around the world.

The REALTOR® Association of Sarasota and Manatee (RASM) has released its year‑end 2025 real‑estate market report, offering a comprehensive look at housing activity in both counties.

RASM was pleased to host Dr. Lawrence Yun, Chief Economist for the National Association of REALTORS®, for an in-person CREA Commercial Market Update on Tuesday, January 13, 2026, at our Sarasota office on Cattlemen Road. Presented by the Commercial Real Estate Alliance (CREA), the event drew about 100 attendees.

The REALTOR® Association of Sarasota and Manatee (RASM) welcomed Dr. Lawrence Yun, Chief Economist for the National Association of REALTORS® (NAR), to the RASM South office for a Commercial Market Update hosted by RASM’s Commercial Real Estate Alliance (CREA).

To better serve our members and reduce inbox overload, RASM has officially transitioned to NoteRouter as our primary communications platform. This upgrade gives members more control over how they receive information while allowing RASM to deliver updates more efficiently and accurately.

I am so excited to be this year’s 2026 YPN Chair. As we head into the new year, there is strong momentum behind YPN, and we are approaching 2026 with clear intention and focus.

The holiday season is all about giving back and this week members of the RASM Community Outreach Committee stepped up to make a meaningful impact in our community. On December 6, volunteers spent the day ringing bells for the Salvation Army at Detwiler’s Farm Market near IMG Academy.

Leaders from RASM YPN joined YPN Chairs, Vice Chairs and Liaisons from across the state at FR Headquarters in Orlando for the annual YPN Advance - a one-day leadership summit designed to inspire, connect and empower the next generation of REALTOR® leaders.

The Commercial Real Estate Alliance (CREA) of the REALTOR® Association of Sarasota and Manatee (RASM) raised an impressive $25,561.01 during its 24th Annual Golf Tournament, held on October 27, 2025, at the historic Sara Bay Country Club.

While more buyers returned to the market compared to last fall, prices continued to moderate, and homes took longer to sell, reflecting a shift toward a more balanced environment. Inventory levels remain higher than a year ago but have eased slightly in recent months, signaling that supply is stabilizing after a year of buildup.

As CREA continues to strengthen its role as the voice for commercial real estate professionals in Sarasota and Manatee, strong leadership remains essential. Each year, dedicated members step forward to guide the organization, ensuring CREA fulfills its mission to promote professionalism, education, and business development for its members.

The August 2025 housing market in Sarasota and Manatee counties reflects a region in transition, with increasing balance between buyers and sellers. Across both counties, inventory levels remain higher than last year, though they have started to soften slightly over the past few months.
