The housing market in Sarasota and Manatee counties showed a shift toward a more balanced, or even buyer-friendly, environment in February 2025. Across all property types, sales activity slowed compared to the previous year, while inventory levels grew, creating more options for buyers. Home prices showed signs of softening, with declines in median and average sale prices across most segments.

The REALTOR® Association of Sarasota and Manatee (RASM) has published its Year-End 2024 real estate market report, offering an in-depth analysis of key trends across both counties.

the housing market in Manatee and Sarasota Counties shows a clear slowdown, with fewer sales, lower prices, and longer times to sell. There are more homes for sale, and buyers aren’t competing as much, shown by sellers getting lower offers compared to their original asking prices.

Both counties saw a noticeable slowdown in the housing market, with single-family homes and condos experiencing declines in sales. Median sale prices decreased across various property types, and properties remained on the market longer before going under contract. The slowdown may be partly attributed to the impact of Hurricane Debby’s flooding, which likely disrupted buyer activity and contributed to uncertainty in the market.

The REALTOR® Association of Sarasota and Manatee (RASM) has released its August 2024 real estate market report, detailing key trends across the Sarasota and Manatee counties. Based on data compiled by Florida Realtors®, the report highlights a decline in closed sales and median sales prices, along with an increase in inventory and median time to contract during the summer months. While summer slowdowns are expected, the extent of these shifts is noteworthy as we approach the prime selling season.

According to data compiled by Florida Realtors®, the real estate markets in Sarasota and Manatee counties have returned to conditions similar to those seen before the COVID-19 pandemic, reflecting a market correction that brings us back to pre-pandemic norms.

The data reveals a significant shift in the market dynamics of both counties, marked by rising inventory levels, extended time on the market, and varying price trends.

Home sales in Manatee County have increased year-over-year for the second consecutive month in June of 2023. According to data from Florida REALTORS® and compiled by the REALTOR® Association of Sarasota and Manatee (RASM), closed sales are up this month, new listings are down, and home values have stayed higher overall when compared to the same time last year.
