Flood insurance is another topic that deserves attention. If you live in Florida, you live in a flood zone, either preferred or standard. Even properties outside designated flood zones can experience flooding, and general homeowners insurance policies do not cover flood damage. Yet many homeowners are surprised at claim time.

Helping buyers understand their flood insurance options early allows them to make informed financial decisions before closing and can help protect REALTORS® from liability when discussing whether flood insurance is necessary or whether a property is located in a flood zone.

Wind mitigation features can also play a significant role. Homes with impact-resistant windows, hurricane shutters, reinforced roof connections, or newer roofing systems may qualify for valuable insurance discounts. Having a wind mitigation inspection available can provide buyers with a clearer picture of their future insurance costs.

Finally, it’s important to remember that every insurance company evaluates risk differently. A property declined by one carrier may be acceptable to another, making it beneficial to work with an independent insurance agency that can compare multiple carriers and identify the best solution for each home.
